Domino Sugar Factory’s One South First Affordable Housing Lottery opens

The new year kicks off with a unique opportunity for apartment hunters looking for new homes in 2022.

A total of 89 affordable housing units at One South First are now open for applications on the city’s Housing Lottery website.

The 330-unit building has over 25% affordable apartments, including studios, one-bedroom and two-bedroom apartments for New Yorkers who meet the city’s income criteria.

Applicants with incomes ranging from $ 55,646 to $ 167,570 (80% to 130% of regional median income) will be eligible.

For the lowest 80% AMI band, a studio will cost as little as $ 1,550 while a 2 bedroom can cost as little as $ 1,961. For the highest band at 130% AMI, a T1 will cost $ 2,658.

Designed by COOKFOX Architects, One South First is made up of two interlocking buildings – half residential and half commercial – and honors the site’s history as a former sugar factory that looks like sugar crystals.

Each unit has floor to ceiling windows, a washer, dryer and dishwasher.

The base of the building is home to some of Brooklyn’s favorite restaurants, including Roberta’s Pizza, Two Hands Cafe, Other Half Brewery, and Oddfellows Ice Cream.

The waterfront building, with the official address 266 Kent Avenue, is the latest development to offer new affordable housing in the neighborhood, one of the most desirable and expensive neighborhoods to live in in Brooklyn.

325 Kent, Domino’s first residential building which opened in 2017, received more than 80,000 applicants for its 104 affordable housing units.

Last month, New York City Council approved the new plan for Two Trees just north of Domino, dubbed the River Ring, which will provide 263 highly affordable housing units and 150 affordable housing units for seniors. With the Domino and River Ring combined, the Williamsburg waterfront will receive more than 1,100 affordable housing units at all times.

One South First is Two Trees’ second residential building on the site of the Domino sugar factory. The 11-acre site includes the beloved Domino Park, the 325 Kent residential building and the famous Domino refinery, which is currently being redeveloped into office space.
